1. Acceptance of these Terms

By creating an account, browsing listings or opportunities, submitting content, applying for roles, contacting other users, requesting viewings, or using any part of Roova, you agree to these Terms and Conditions and our Privacy Policy.

If you do not agree with these Terms, you should not use Roova.

2. About Roova

Roova is a property rental and opportunity discovery platform. It helps renters find property listings and helps landlords, agents, and caretakers manage property interest. In addition, it connects students and job seekers with verified employers offering attachments, internships, and entry-level opportunities.

Roova provides tools such as listing pages, opportunity boards, search filters, contact access, messaging, viewing requests, shortlisting tools, dashboards, verification tools, and moderation tools.

4. Account registration and security

You must provide accurate, current, and complete information when creating or updating your Roova account. This may include your name, username, email address, phone number, role, company or agency name, student details, and other information needed to operate the platform.

You are responsible for keeping your login details secure. You should not share your password, OTP, account access, or private dashboard access with another person.

Roova may suspend, restrict, or terminate accounts that appear fraudulent, misleading, unsafe, inactive, abusive, duplicated, or in breach of these Terms.

5. Listing and opportunity responsibilities

If you submit or manage a listing or opportunity on Roova, you are responsible for ensuring that the information you provide is accurate, lawful, and not misleading.

Landlords, agents, or employers must only post properties or vacancies they own, manage, represent, or have proper legal authority to advertise.

You must not upload fake listings, phantom jobs, stolen images, misleading prices, false availability, false ownership claims, duplicate spam listings, or content that may deceive users.

6. Employer compliance with Kenyan labor laws

Employers posting opportunities on Roova must comply fully with the Kenya Employment Act (2007) and labor regulations.

No Placement Fees: Employers are strictly prohibited from charging students, interns, or job applicants any fee for job applications, interviews, placement, training, or onboarding. Any employer found soliciting fees from applicants will be permanently banned and reported to relevant authorities.

Employers acknowledge that Roova acts strictly as an application and shortlisting facilitator; employers remain entirely responsible for conducting interviews, background checks, and entering into lawful contracts.

7. Student and applicant responsibilities

Students and job seekers must provide accurate academic and professional information. Submitting forged academic transcripts, false certificates, or misleading CVs is strictly prohibited and will result in account termination.

Applying for an opportunity on Roova does not guarantee an interview, shortlisting, or final placement.

8. Renter responsibilities

Renters should independently verify listing details before making payments, signing agreements, moving into a property, or sharing sensitive information with landlords, agents, caretakers, or other users.

Before paying any deposit, rent, viewing fee, or agency fee, renters should confirm the property exists, inspect the property where possible, and keep proper payment records. Roova is not responsible for private agreements made outside the platform.

9. Verification and trust badges

Roova may offer verification features for landlords, employers, identity documents, ownership documents, or corporate registrations.

A verification badge or approval does not mean Roova guarantees that a property or job is completely risk-free or suitable for every user. Verification is a trust signal, not a complete guarantee.

Roova may revoke verification, remove badges, request updated documents, suspend listings, or reject verification where information appears inaccurate, outdated, fraudulent, or unsafe.

10. Viewing requests, applications, and communication

Roova allows renters to request viewings and students to submit job applications. Users are responsible for arranging safe, lawful, and respectful communication.

Users should avoid sharing unnecessary sensitive information in messages. Roova may review, restrict, or remove communication that appears abusive, fraudulent, unsafe, or in breach of these Terms.

11. Payments, rent, deposits, and fees

Unless Roova expressly provides an official payment feature, financial transactions between renters, landlords, agents, and caretakers are private arrangements outside Roova.

Users should exercise extreme caution before sending deposits, rent, or fees. Roova does not guarantee recovery of money paid outside official Roova-controlled channels.

12. Prohibited conduct

You must not use Roova to:

• Post fake, misleading, illegal, discriminatory, or fraudulent listings or job vacancies.
• Charge job seekers or students placement, application, or interview fees.
• Impersonate another person, landlord, company, employer, or organization.
• Collect user data without permission or scrape platform content.
• Harass, threaten, insult, spam, or exploit other users.
• Upload malware, forged academic certificates, stolen content, or unverified documents.
• Bypass security, OTP checks, account restrictions, or platform verification limits.

13. Content and media uploaded to Roova

You remain responsible for content you upload, including property descriptions, photos, videos, student CVs, application documents, profile information, and messages.

By uploading content, you confirm that you have the right to use it and grant Roova permission to store, process, display, and moderate that content for operating platform services.

14. Privacy and personal data

Roova collects and processes personal data in compliance with the Kenya Data Protection Act (2019) to provide platform services, verify accounts, manage applications, and improve safety. Please read our Privacy Policy to understand how data is handled.

15. Platform moderation

Roova may review, approve, reject, hide, suspend, edit, or remove listings, opportunities, accounts, messages, documents, media, or reports where necessary for safety, trust, legal compliance, or platform quality.

16. Limitation of liability

To the extent allowed by applicable law, Roova will not be liable for losses arising from private dealings between users, inaccurate user-submitted content, unavailable properties, unfulfilled job placements, failed viewing arrangements, or payments made outside official channels.

17. Governing law

These Terms are governed by the laws of the Republic of Kenya. Any disputes should first be raised with Roova for informal resolution. Unresolved disputes shall be subject to the jurisdiction of the courts or recognized tribunals in Kenya.
