These Terms and Conditions explain the rules for accessing and using Roova, a rental discovery and property listing platform designed to help renters, landlords, agents, and caretakers connect in Kenya.
Important notice
Roova is a platform that connects users. Roova does not own the listed properties, does not act as a landlord unless expressly stated, and does not guarantee that every listing, landlord, agent, caretaker, price, viewing, or rental arrangement is risk-free. Users must carry out their own due diligence before paying rent, deposits, booking fees, or entering into rental agreements.
1. Acceptance of these Terms
By creating an account, browsing listings, submitting a listing, contacting another user, requesting a viewing, or using any part of Roova, you agree to these Terms and Conditions and our Privacy Policy.
If you do not agree with these Terms, you should not use Roova.
2. About Roova
Roova is a rental discovery platform. It helps renters find rental listings and helps landlords, agents, and caretakers manage property interest, inquiries, and viewing requests.
Roova may provide tools such as listing pages, search filters, contact access, messaging, viewing requests, landlord dashboards, caretaker workflows, verification tools, and moderation tools.
3. User roles
Renters or clients may browse listings, contact landlords or caretakers, request viewings, send messages, save searches, and report suspicious listings.
Landlords or agents may create and manage listings, add unit types, upload property media, receive inquiries, assign caretakers where available, and manage viewing requests.
Caretakers are invite-only users. Caretakers may be assigned by landlords to help manage property communication, viewings, availability, and media tasks.
Administrators may review, moderate, approve, reject, suspend, or remove listings, accounts, reports, and verification submissions.
4. Account registration and security
You must provide accurate, current, and complete information when creating or updating your Roova account. This may include your name, username, email address, phone number, role, company or agency name, and other information needed to operate the platform.
You are responsible for keeping your login details secure. You should not share your password, OTP, account access, or private dashboard access with another person.
Roova may suspend, restrict, or terminate accounts that appear fraudulent, misleading, unsafe, inactive, abusive, duplicated, or in breach of these Terms.
5. Listing responsibilities
If you submit or manage a listing on Roova, you are responsible for ensuring that the information you provide is accurate, lawful, and not misleading.
Landlords, agents, or listing managers must only list properties they own, manage, represent, or have proper authority to advertise.
Listing information may include property title, description, location, county, unit types, rent amounts, bedrooms, bathrooms, available units, amenities, images, videos, virtual tours, caretaker details, and viewing information.
You must not upload fake listings, stolen images, misleading prices, false availability, false ownership claims, duplicate spam listings, or content that may deceive renters.
6. Renter responsibilities
Renters should independently verify listing details before making payments, signing agreements, moving into a property, or sharing sensitive information with landlords, agents, caretakers, or other users.
Before paying any deposit, rent, viewing fee, agency fee, or other amount, renters should confirm the property exists, confirm the person receiving money has authority to receive payment, inspect the property where possible, and keep proper payment records.
Roova is not responsible for private agreements made outside the platform between renters, landlords, agents, caretakers, or third parties.
7. Verification and trust badges
Roova may offer verification features for landlords, agents, listings, identity documents, ownership documents, or related trust checks.
A verification badge or approval does not mean Roova guarantees that a property is perfect, risk-free, continuously available, legally transferable, or suitable for every renter. Verification is a trust signal, not a complete guarantee.
Roova may revoke verification, remove badges, request updated documents, suspend listings, or reject verification where information appears inaccurate, outdated, fraudulent, incomplete, or unsafe.
8. Viewing requests and communication
Roova may allow renters to request viewings and communicate with landlords, agents, or caretakers. Users are responsible for arranging safe, lawful, and respectful communication and viewing appointments.
Users should avoid sharing unnecessary sensitive information in messages. Roova may review, restrict, or remove communication that appears abusive, fraudulent, unsafe, illegal, or in breach of these Terms.
Viewing requests do not guarantee that a property will still be available, that a viewing will be accepted, or that a rental agreement will be completed.
9. Payments, rent, deposits, and fees
Unless Roova expressly provides an official payment feature, payments between renters, landlords, agents, caretakers, and third parties are private arrangements outside Roova.
Users should be careful before sending deposits, rent, viewing fees, agency fees, or booking fees. Roova does not guarantee recovery of money paid outside official Roova-controlled payment channels.
Roova may introduce paid features in future, such as promoted listings, contact access, landlord tools, subscription plans, verification fees, or other services. Where applicable, prices and payment terms will be shown before purchase.
10. Free launch access
Roova may provide certain features free during launch or early access. Free access may be changed, limited, suspended, or replaced with paid plans in future.
Roova may also restrict free access where there is misuse, fraud, spam, abuse, scraping, automated activity, or any activity that harms users or the platform.
11. Prohibited conduct
You must not use Roova to:
- Post fake, misleading, illegal, discriminatory, abusive, or fraudulent listings.
- Impersonate another person, landlord, company, agent, caretaker, or organization.
- Collect user data without permission.
- Harass, threaten, insult, spam, or exploit other users.
- Upload malware, harmful files, stolen content, or content you do not have permission to use.
- Bypass security, OTP checks, account restrictions, verification processes, or platform limits.
- Use Roova for scams, illegal payments, money laundering, fraud, or any unlawful purpose.
12. Content and media uploaded to Roova
You remain responsible for content you upload, including property descriptions, photos, videos, documents, profile information, messages, and other materials.
By uploading content to Roova, you confirm that you have the right to use it and allow Roova to display, store, process, resize, moderate, promote, and use that content for operating the platform.
Roova may remove or restrict content that appears inaccurate, unlawful, harmful, misleading, offensive, infringing, or unsafe.
13. Privacy and personal data
Roova collects and processes personal data to provide the platform, verify accounts, support communication, manage viewing requests, improve safety, and operate platform services.
Personal data may include account details, contact details, role information, listing activity, messages, verification details, device information, and support communications.

14. Platform moderation
Roova may review, approve, reject, hide, suspend, edit, or remove listings, accounts, messages, documents, media, reports, or other content where necessary for safety, trust, legal compliance, or platform quality.
Roova may also limit access to users who violate these Terms, misuse the platform, or create risk for other users.
15. Third-party services
Roova may use third-party services for hosting, analytics, maps, email, SMS, authentication, payments, media storage, and other platform functions.
Third-party services may have their own terms and privacy practices. Roova is not responsible for services controlled by third parties outside Roova’s control.
16. No professional advice
Information on Roova is provided for rental discovery and platform use. It is not legal, financial, valuation, property inspection, security, or professional advice.
Users should seek independent advice where necessary before making rental, financial, legal, or property decisions.
17. Limitation of liability
To the extent allowed by applicable law, Roova will not be liable for losses arising from private dealings between users, inaccurate user-submitted listings, unavailable properties, failed viewing arrangements, payments made outside official Roova-controlled channels, user misconduct, third-party actions, or events outside Roova’s reasonable control.
Nothing in these Terms excludes liability that cannot legally be excluded under applicable law.
18. Changes to these Terms
Roova may update these Terms from time to time. The updated version will be posted on this page with a new “Last updated” date.
Continued use of Roova after changes are posted means you accept the updated Terms.
19. Governing law
These Terms are governed by the laws of Kenya. Any disputes should first be raised with Roova for resolution. Where a dispute cannot be resolved informally, it may be handled through the appropriate courts, tribunals, regulators, or dispute resolution processes in Kenya.
